From Stalled Designs to Global Vision: The Project Radiance Story

Every landmark begins with a bold idea. For the investors behind Project Radiance, that idea started with the acquisition of a prime land parcel—an opportunity to create a signature commercial destination. But the journey from vision to blueprint isn’t always straightforward.
Despite the potential of the site, early momentum was lost. The first appointed Indian architect delivered a design that lacked the ambition the location deserved. Efforts to collaborate with an international firm stalled as communication slowed and the process drifted without clarity or direction.
That’s when the investors turned to YGR—not just for support, but for leadership. With a team whose members had previously developed One Horizon Centre during their tenure at Hines, YGR brought both global experience and local execution strength. And most importantly, a deep understanding of what it takes to build a true Grade-A landmark.
Once engaged, YGR reset the process from the ground up. The team reached out to some of the world’s most respected architectural firms, including:

Through a structured, performance-driven evaluation—balancing design quality, technical expertise, feasibility, and innovation—YGR narrowed the field. Ultimately, KPF (New York) was selected as the Design Architect, with RSP appointed as the Executive Architect. Alongside them, 18 specialist consultants were brought on board to build a comprehensive design package that aligns international design excellence with the realities of Indian development.

Project Radiance is now on track to become a defining asset—one shaped by clarity of vision, disciplined process, and world-class collaboration.
And once the asset is built, YGR will continue the journey as its Asset Manager, ensuring that the vision realized in design is carried forward through performance, operations, and long-term value creation.
